Bihar's 220-km Riverfront Expressway plan may open next real estate hotspots in the state; what investors should know

This news is a game changer in Bihar’s infrastructure history. In a recent development, the government of Bihar has shared plans for three new riverfront expressways across 220 kilometres along the Ganga and Gandak rivers. The project is aimed at improving transportation and regional connectivity, but in the long-run, it may have a significant impact on the real estate sector in the state.Let’s find out more about the proposed corridors:The proposed corridors are three four-lane expressways: 1) Vishwamitra Path: As per media reports, this is approximately 90 km stretch from Maner near Patna to Buxar via Arrah. Its connection with the Purvanchal Expressway in Uttar Pradesh is the main benefit. This link makes connectivity between Bihar and Delhi significantly better by reducing travel time.2) Ganga Ambika Path: Said to span around 56 km between Bidupur, Sonepur and Dighwara, the route is expected to improve connectivity around the Patna metropolitan region. Narayani Path: This one will stretch roughly 74 km from Sonepur to Gopalganj along the Gandak river. It will connect northern Bihar with the East-West Corridor.These three will connect prime districts with major national transport corridors. Once done, the highways are expected to strengthen Bihar’s connectivity with Uttar Pradesh’s Purvanchal Expressway and the East-West Corridor. What do we know so far:These will create faster access to Lucknow, Delhi and other commercial centres. The Bihar State Road Development Corporation has already started preliminary processes including DPR preparation, studies of land acquisition and other clearances. Public-Private Partnership (PPP) modelReal estate developmentFor the real estate market, connectivity plays an important role and is often the first catalyst for transformation. Areas that were once considered peripheral become attractive. Bihar’s proposed riverfront corridors have the potential to unlock growth in the real estate sector.What it means for property marketsHistorically, expressway-led developments have created new real estate hotspots across India. Similar trends have been observed along major corridors in Uttar Pradesh, and Maharashtra. Now in Bihar, districts such as Patna, Bhojpur, Buxar, and Gopalganj, among others could benefit with these expressways projects.
