In a recent update, the iconic “Leela” bungalow in Juhu, an address that blends legacy, location, and scarcity, has been sold at a whopping ₹221 crore becoming one of the most-talked about property transactions of 2026 in the luxury real estate market of India.A ₹221 crore deal It is a sea-facing heritage bungalow on Juhu Tara Road close to the famous Juhu Beach. The bungalow has been sold for about ₹221 crore to Notandas Realty, backed by the Jagwani family of the Notandas Jewellers group. This transaction underlines the premium commanded by rare, standalone coastal properties in Mumbai. At a time when vertical development dominates, such expansive land parcels in prime coastal neighbourhoods are almost impossible to find.Legacy heritage property “Leela” bungalow was considered unique because of its Grade IIB heritage classification. It was constructed in the 1950s in the Art Deco architectural style. It is a perfect house that represents an era of Mumbai’s residential design that’s gone. The bungalow is characterised by symmetry, and premium materials like Burma teak wood, among others. Nanavati family property The bungalow’s previous owner was the renowned Nanavati family. They held the keys of the bungalows for decades, serving as a generational home. In fact, it was originally conceived as a joint family residence. But the heritage tag comes with some restrictions like any redevelopment or structural modification requires approval from the government. This limits people from making any changes which creates tension.Scale, layout The bungalow is spread across a plot of roughly 14,800 sq ft. The built-up area is about 8,480 sq ft. As per industry reports, the property features six bedrooms, a large garden, and additional open spaces. Juhu continues to dominate the real estate market of Mumbai as the region has long been associated with wealth and celebrity culture. It used to be a quiet fishing village but today the region has transformed into one of Mumbai’s most prestigious residential hubs. There are private residences of Bollywood celebs and business tycoons, among others. Coming back to the ₹221 crore sale, it is more than just a high-value transaction.
